Quick answer
Real estate projects are usually funded with a mix of debt and equity: a bank or private lender provides a loan secured by the property, and investors or partners provide the rest as equity in exchange for a share of the profits.
Real estate projects are often funded with a mix of debt and equity. A bank or private lender provides a loan secured by the property, and investors provide the rest of the money as equity in return for a share of the profits.
PitchStreet members post property projects that need capital, and investors post the funds they have available for real estate, from single homes to multifamily and commercial development.
Ways to fund a real estate deal
Private equity partners or joint ventures: an investor funds part of the deal for a share of the cash flow and sale profit
Syndication: several investors pool money into one larger property, usually through an LLC or limited partnership
Private and hard money loans: short-term loans secured by the property, common for acquisitions, fix-and-flip and bridge financing
Seller financing: the seller accepts payments over time instead of all cash at closing
What real estate investors want to see
Investors look at the numbers first: the purchase price, renovation or construction budget, expected rents or resale value, how much debt is used and the exit plan. A clear deal summary with photos, comparable sales and a timeline gets a faster answer than a general request for money.
Experience matters too. Show past projects, your team (contractor, property manager, broker) and how much of your own money is in the deal.

FAQ
Frequently asked questions
How do I find investors for a real estate deal?
Prepare a short deal summary (price, budget, projected returns, exit plan), then put it where active investors look. On PitchStreet you can post the project free and browse investors who fund real estate.
What is the difference between a real estate equity investor and a lender?
A lender is repaid with interest and is secured by the property. An equity investor owns part of the deal and shares in its profit or loss.
Do private real estate investors fund first-time investors?
Some do, especially for smaller deals or when the first-timer partners with an experienced contractor or manager and puts some of their own money in.
Is PitchStreet a lender?
No. PitchStreet is a network where members with projects and members with capital find each other. Any deal is agreed directly between members.
This page is general information, not investment, legal or tax advice. PitchStreet does not lend, invest or broker securities; members agree any deal directly.
